3 Types of Home Inspections to Consider for Insurance Reasons
Many homeowners’ insurance companies in the state of Florida provide discounts for a number of different factors including hurricane construction and new roofs, just to name a couple. Unfortunately, even businesses and homes that have been well-constructed can’t withstand Mother Nature’s wrath. 4-point home inspections – the older your home gets, the greater the likelihood that it is going to need renovations and repairs. For example, replacement appliances need to be purchased and roofs need replacing while there is a host of renovations, repairs, and upgrades that are commonly needed over time. So, it stands to reason that insurance companies aren’t going to be in a hurry to insure homes that are 25 years old or older.

Since they’re not comprehensive in nature, 4-point inspections usually supplement other types of home inspections. Insurance coverage and replacement costs are two of the primary reasons why insurance companies require homeowners to have roof inspections. A roof certification is required. Furthermore, the inspector will need to see a copy of the roofing permit. Invoices and receipts for all roof work should also be provided to the inspector. Copies are acceptable, so there’s no need to provide originals.
Wind mitigation inspections – these inspections are often required in the greater Miami area and along both Florida coastlines. Wind mitigation inspections determine the stability of a structure and its ability to withstand hurricane force winds. Whether you’re having a commercial building or residential structure inspected, the inspector will assess factors such as:
- age of the home
- age of the roof
- how the roof is attached to rafters, trusses, and walls
